Great location, friendly staff and beautiful appliances submitted by ALEXANDRA D. - |Recommended: YesAfter living here for almost a year, I can say these apartments are the best I've lived in. New appliances, spacious floor plans, super timely maintenance which I rarely have to call and friendly staff. The apartments are well insulated, the grounds kept up throughout the year and the location is great - across from a bus stop and a shopping center. Being next to a freeway is a little noisy - but that's city living Overall, great apartments at competitive prices. - A happy resident

My Wife and I love living here. Great Valuesubmitted by JASON H. - |Recommended: YesThe Office Staff is amazing, the Maintenance Team are very prompt and the property location is quite convenient to shops food Max Line. Not to mention the Onsite Gym Pool has kept me honest to my New Years Resolution. Best Value for the Price in the greater-metro area.
I like living here in general.submitted by GUY R. - |Recommended: YesThis is a great location with shops and services and the staff is excellent. But, the place is frequently too loud with constant doors slamming that rattle the entire building and neighbors music, and too short notice for maintenance things that require you to move vehicles, etc...if you are out of town you sometimes can't even be here to get the notice in time. Parking is mostly a design problem in that there is little or none for visitors and what free spaces do exist even on the street, several tenants take up with second vehicles.
It's nicesubmitted by ADRIANA H. - |Recommended: YesIt's close to a lot of places.
Great location...submitted by DAVID M. - |Recommended: YesThe biggest highlight of these apartments is being located near many shops stores. Timber mall sits at the beginning of the entrance to the apartments. In addition, other small mall are also within at least an 0.5 mile area. Bus stops and the Sunset Transit station are also near. However, one of the biggest down fall is the noise. It can range from a variety of things, such as garbage trucks picking up the mall trash at 4am in the morning to apartment landscaping starting their power tools at 7a. If you have a job that doesn't start till later in the day, this may not be for you. The noise is nearly on a daily basis. Once, at 4am, I had to ask a power washing company to stop making noise as they were cleaning the mall sidewalks. So, to pay for the median price to live here, it may come at cost.
Great location, nice apartmentsubmitted by Carissa E. - |Recommended: YesOverall, the apartment complex is very nice and well maintained. As with any apartment living, noise will always be an issue but it was never unusually loud or disruptive. You cannot beat the location, so close to grocery stores and restaurants. The leasing staff here is very nice and friendly always willing to help. Finding parking after 7-8 pm can be tough. Speaking from experience DO NOT park in the next door shopping plaza parking overnight. Being towed is not a joke. Opt for an apartment with a garage so you will always have parking for two cars.
Great property, poor parking.submitted by SEAN C. - |Recommended: YesI like it here
Comforable, safe, clean.submitted by NANCY M. - |Recommended: YesI would recommend living here, it feels safe, it's clean, and reasonably priced.
Nice safe location submitted by LINDSAY R. - |Recommended: YesClose to everything, good amount of storage space, parking is really inconvenient if you have more than one car, apartments are nice but would be perfect if they had air conditioning and weren't all carpet flooring. Overall I enjoy living here.
Nice but needs improvements in specific areassubmitted by STEPHANIE G. - |Recommended: YesIt's a very nice, and safe place to live, one of the best I've lived in. However, there is not near enough parking. Most 2br households have more than one vehicle, and it is clear that tenants are parking their second vehicle in the guest spots and there aren't very many available . There isn't much street parking, either, so that only leaves the Timberland Town Square but you'll get towed if parked there overnight 4am . Also, the rules on what is allowed or not allowed on the patio is not clear. We got cited for having a Christmas tree stand on ours we left it out to dry out , yet so many have put up lights, fences, umbrellas things that we've been told aren't allowed . Similarly, we've seen more than one tenant with puppies, and we were told that we were not allowed to have a dog under a year old. It makes it come across as if the rules apply to some but not to all, or either they are not enforced as well as they should be to all.
Great place to live and family friendly submitted by REBECCA S. - |Recommended: YesWe love living in the heart of Cedar Mill with access to almost anything we'd need within walking distance. We are very happy living here and signed a 3 year lease when we moved in last May. Hopefully we are buying a house when our lease is up but we are really enjoying this neighborhood and love how central the location is to everything
Cedar Falls is a good first apartment for new people to Portlandsubmitted by Brianna L. - |Recommended: YesCedar Falls is a decent apartment, nothing special. Receiving packages at this apartment is difficult. No notification that you even have anything in the office. I even have issues receiving mail and constantly get my neighbors mail in my mailbox. There is only 1 pool, which is consumed by screaming children that splash you and pretty much make it miserable for anyone else there. It would be nice to have a few kids free hours for those of us that would actually like to enjoy the pool. No hot tub. Had a lot of issues when I moved in as well, cabinet doors broken, missing shelves in kitchen, missing door stoppers in multiple rooms, etc. I also got a garage, you only get 1 clicker very annoying , however there is a box to use a code for the garage which you would think moving in they would tell you, but no one told me I needed to submit a work order to create a code til living there for 5 months. If you get a garage, it is supposed to be used for car parking, not storing stuff. So technically you HAVE to park in the garage if you have a 2 bedroom place cause you only get the garage the spot in front of the garage. I have an crossover which barely fits in the garage, so I park in front of the garage while the sedan is parked inside the garage. Parking is a HUGE PAIN for visitors as well. As for the good things, it is spacious compared to a lot of other places. It s fairly quiet peaceful, and an easy place to live. I haven't had any major appliance issues. I like the option of the a c hookup, haven't tried it out yet. There are heaters for every room, however it's mounted in the wall and is semi hard to arrange furniture around it without blocking it in the bedrooms. Balcony is a great size and there is a large storage room on the balcony as well as another large storage area in the garage. Staff has been friendly. No issues with any neighbors. Recycling options are great. Walking distance to some good restaurants, pet store, fitness studios, and Market of Choice by far my favorite thing to live next to . So easy to walk over and grab some food to go and a bottle of wine Biking around is pretty easy as well. I frequently bike to work, but the closest max station is about a 3 mile bike ride. Not bad at all. Downtown is a 15 min drive fairly easy to get to in my opinion.
Clean, friendly, well-maintainedsubmitted by BRIAN C. - |Recommended: YesOverall, pleasant as long as neighbors comply with the rules
